Snowy View Estate Stage 3 to be Considered in 2020 Budget

Financial viability of constructing stage 3 of the Tumbarumba Snow View Estate was up for discussion this month at the October ordinary meeting of Snowy Valleys Council.

Mayor James Hayes said the project is an important one for the ongoing economic development of Tumbarumba.

“We have heard from the community and major employees that the shortage of quality housing is having an impact on attracting new people and skills to the area,” Cr Hayes said.

“It is also a key priority for the Tumbarumba Chamber of Commerce, so Council were happy to progress and recommend that it be considered in the 2020 budget,” Cr Hayes said.

A detailed survey and design for Snow View Estate Stage 3 has been completed and the cost estimate is based on 21 new blocks being developed.

Stage 1 of the project saw 22 parcels of land developed back in 2006/2007 with another 22 lots developed as part of Stage 2 in 2012.

Over 65% of Stage 2 has been sold with only seven of the 22 lots remaining.

At their meeting last week Council also resolved to subdivide the two biggest lots (lots 31 and 32 from Stage 2) into three allotments to make them more attractive to potential buyers.

“The business case is solid and we recognise the importance of affordable housing for Tumbarumba,” Cr Hayes said. 

Based on the financial modelling the project is proposed to provide a self-sustainable financial investment for Council, while also addressing residential land and housing shortages in the Tumbarumba area.
